Standard leases are for a minimum of 12 months unless otherwise specified. Rent is due on the first day of each month and considered late after the fifth day. Late fees may apply in accordance with Florida law.
Security deposits and first month’s rent are due prior to move-in. All lease agreements must be signed by every adult occupant before keys are issued.
Submit routine maintenance requests by phone or email. Report emergencies (e.g., active leaks or electrical hazards) immediately. Tenants must maintain cleanliness and care; damage caused by neglect, misuse, or unreported issues may result in charges.
Many properties are pet-friendly. Breed/size restrictions may apply. Additional deposit and pet rent may be required. All pets must be disclosed and approved before move-in.
Unless otherwise stated in your lease, tenants are responsible for utilities (electric, water, sewer, trash, internet). Some properties may include water or lawn care; check the vacancy description.
